Responsible Roofing – What does a Roof Inspection Entail?

Protecting your home from the elements, your roof is subjected to stresses and abuses that may lead to it wearing down over time. While you may believe that your roof only needs to be inspected after a major storm or after a mishap such as a downed tree falling on your home, it is important to have your roof inspected periodically to ensure it is in good shape.

As a homeowner, you can often inspect your roof yourself. However, it is important to periodically contact a professional roofing company to ensure that everything from your roof anchor points to your shingles is safely secured and functioning properly. These thorough inspections involve several steps that a professional team will be able to complete efficiently.

Let’s look at some of the specific things that a roof inspection entails.

Looking For Leaks

One of the first things a professional roof inspector will search for is evidence of leaks in your roof. Leaks can form in your structure as rain wears down shingles and the materials making up your roof. While some of these leaks are readily visible to homeowners if they have made their way into your living spaces, in many cases leaks may have only started to infiltrate the upper levels of your home, such as your attic. These leaks may go ignored for some time, which is why it is important to have periodic roof inspections. Mould and interior rot can not only reduce the value of your home but can also present a serious health hazard for your household. The sooner you catch a leak, the less damage it will cause to your home.

Structural Inspections

Professional roof inspectors will ensure that the overall structure of your roof is in good shape. They will look for any obvious sagging or deterioration in the materials making up your roof. While contemporary roofing materials are usually robust to the elements for some time, older roofs may have lost some of their vitality, causing cracks and unevenness to develop in your roof.

Material Matters

When you solicit a professional roof inspection, you can also be sure that it will involve a check of the actual materials that make up your roof. Over time, for example, your shingles may become loose or curl under the stress of rain and sunshine. Patches of moss may begin to flourish on roofs that are not properly maintained. Shingle material may have also become loose and made its way into your gutters. This can significantly impair the proper drainage of water from your roof.

It is also important that your roof inspection includes an examination of the quality of the work that has gone into constructing your roof. Hopefully, the roofers that installed your roof did a good job. However, if they did not, a roofing inspection will be able to identify any issues or problems in its construction.

Reporting And Repairs

After your roof inspection is complete, you will receive a comprehensive report regarding the structural status of your roof. Your roofing inspector will either give your home a clean bill of health in this regard or they will make recommendations as to what repairs need to be completed to keep your home in good shape.

Treat Your Roof With Care

You must take the condition of your roof seriously if you want to protect your home and your household from the elements. Taking the time and making the investment in a periodic professional roof inspection will provide you with the assurance that your roof is in good shape, or provide you with how to move forward to ensure that it is restored.

Thank you for telling me that it is important to contact a professional roofing company to ensure that everything is safely secured and functioning properly from time to time. I wanted to prepare my roof for the next winter season since it suffered heavily from hail storms and be sure that we will be well-protected this time. I will look for a company that provides good roofing services including inspection that will ensure if the overall structure of our roof is in good shape.

I need to replace the roof, there are two, one on top of the other, and both are in bad shape. I’m not sure how to find the building code requirements for my area of NY State, and I’d like to make sure that what I build is acceptable.
